The luxury housing segment in Hyderabad is entering a new phase. Builders are now constructing homes tailored to buyers’ preferences. Earlier, the focus was mainly on privacy, security, and greenery. Now, developers are partnering with international hospitality brands to provide five-star level services in residential projects.
There is strong demand from High Net-Worth Individuals (HNIs) and NRIs for such homes, especially in western Hyderabad areas like Kokapet, Puppalaguda, Financial District, and Raidurgam.
In real estate marketing, the word “luxury” is used everywhere, often without true meaning. But some developers are redefining luxury by collaborating with star hotel chains (InterContinental, Marriott, Taj, Leela, etc.) and fashion designers (Abu Jani, Sandeep Khosla). These homes feature top-class design, architecture, amenities, and services, offering residents an international lifestyle.
Since the pandemic, demand for high-end homes has grown. Young buyers, HNIs, NRIs, business tycoons, film and sports celebrities are showing interest. Typically, these are second or third homes, bought as a status symbol. Projects are coming up in areas like Hitech City, Gachibowli, Nanakramguda, Kokapet, Tellapur, Madinaguda, and Nallagandla. Sizes start from 6,000 sq. ft., with prices beginning at around Rs. 6 crore.
Hotel-based projects have one tower for residences, another for hotel services. Residents get access to hotel-managed services via a dedicated app (food, spa, salon, etc.). Amenities include grand lounges, double-height balconies, home automation, sky lounges, spas, mini-theatres, private pools, and scenic views. Strong focus on privacy and security exists in these projects with separate entry/exit points, no facing apartments, large balconies, greenery, and open spaces. Designer homes are cooler by 5–7 degrees compared to regular houses, with excellent ventilation and natural light.
